Working alongside Alrewas Architecture, Evolve secured planning permission for two high-quality, innovatively designed three-storey townhouses on an underused constrained site on Old Hill, Ashbourne.
The challenging nature of the site inspired a creative design response, incorporating rooftop gardens and green walls while respecting the character, built form and roofscape of the surrounding area. The scheme demonstrates how small sites can make an important contribution to meeting local housing needs in sustainable locations.
Evolve provided planning support throughout the whole process, including pre-application engagement, coordination of technical work and strategic planning advice. A robust case was presented to demonstrate the efficient use of land and the scheme's compliance with local and national planning policy, including evidence that the development would not result in unacceptable overlooking, overbearing impacts or loss of privacy to neighbouring properties.
The project highlights how early planning input and thoughtful design can unlock complex sites that may otherwise be overlooked for development and demonstrating the important role small sites play in the delivery of sustainable housing. The result is a high-quality development for Ashbourne, featuring rooftop terraces with views across the Dales.
